The need for our service

Our services undertake the legwork on your behalf, in sourcing and then securing a property or properties suitable for investment.

Everyone would like to buy as low as possible but how do you do it? As well as combing the local estate agents and private sales, itself a time consuming task, property auctions are also an obvious source of potential bargains. But if you lack the time to do the research and the experience to make the right decisions then you won't benefit from this potentially attractive market which is where we come in.

Property First acquisition service aims to assist investors in property to realise their ambitions, whether those ambitions be to build a lettings property portfolio, find the ideal project to renovate and live in forever, or just to buy, develop and sell on for a profit.


Aquistion Services

Firstly we would arrange an initial consultation to determine the type, preferred location and price range of the property sought; followed by us registering with agents and other contacts in our capacity as your Acquisition Agent, with a view to seeing what is currently available and to ensure we are kept informed of other suitable properties new to the market. With 15 years experience in the local market, we have built up many useful contacts in this area and having successfully sourced and procured properties for other clients in the past, have built a reputation as an agent that ‘performs’, rather than just another ‘timewaster’. Hence, other agents are more likely to advise us in advance of properties due to come to the market or ‘off the market’ opportunities, which in turn benefits our clients. We can also source pre let properties to ensure maximun yields are achieved. We constantly monitor local development, highest performing yields, developing hot spots and tenant demand. This knowledge is put into practice when we search and acquire a property for you.

We will then process the property particulars received to assess which are worth further consideration given the parameters set during our initial consultation. We will then contact you to discuss the ‘possibles’ and to see if you wish us to view and report on any accordingly. We can prepare and assessment report for each property detailing potential rental income, yields and capitol gains forecasts.

Alternatively, you may instruct us to make the decision as to what is worth viewing, to avoid losing out on something by waiting to discuss it with you. All properties viewed will be reported back to you upon, either in writing, by email or by phone. Should you wish to then make an offer on a property reported on, we will either put you in touch with the selling agent or vendor to negotiate direct or we can handle the negotiations on your behalf, including monitoring the purchase process. We will keep in contact with the solicitors, mortgage companies and surveyors to make sure your purchase is being professionally handled and progress the purchase through to completion.

Upon the completion of the purchase of a property introduced to you by us in this capacity, we would charge a final acquisition fee based on a percentage of the gross purchase price.

Information and general advice servive

Our property information service involves us sending you a regular update of available properties and providing you with generic advice about how to proceed. This means advising you about how best to finance your purchase and the precautions you need to take. If you are buying at auction we advise you on how to prepare for the auction and provide tips on bidding etc. In effect we are providing you with the support and expertise you need to proceed with confidence. This service only provides information, we will not however get involved with making specific recommendations or in negotiations on any particular property. Should you wish us to offer further advise you will be charged our normal aqusition fee.


Fees

For our services, unless otherwise agreed, there is a one off fee of £250 and monthly service charge of £50. The service charge is collected monthly by standing order in arrears.If you go on to buy a property we have intruduced you to we charge a fee of 1% of the successful purchase price payable on exchange of contracts, Subject to a minimum fee of £1000.00 less one off fee.

If you wish to suspend your monthly service charge you must let us know in writing, by letter or email, no later than two weeks prior to when the next payment is due. There is a £50 fee to re-activate your account.

*Please note: In regard to The Consumer Protection (Distance Selling) Regulations 2000 the Service will not commence until the end of the cooling off period of 7 days, during which time you may cancel your subscription in writing and request a full refund. If the consumer specifically requests immediate service then the Consumer Protection (Distance Selling) Regulations do not apply.
